Lease agreement: What is the duration of the lease?

The duration of our professional lease agreements is 3 years for office rentals.
Concerning land, the long-term lease is a minimum of 30 years and renewable for 99 years.
Are there renewal or extension options?

Yes. Contracts are renewed at the request of the tenant; they can be renewed by tacit renewal.
What are the special conditions of the lease agreement?

Company Accredited under the special tax regime of the ZBTIC.
Pay the accreditation fees (5 million FCFA) and the 1st rent. installation plus charges - Pay 2.5% of its turnover to VITIB.
2. Accompanying company subject to the national tax/customs regime.
Pay an entry fee and the 1st rent of installation plus
the charges - Pay 1% of its turnover to VITIB.
NB: In this case, the conditions can be negotiated.
Are there any restrictions on land use?

For Factory/warehouse = 60% buildable and 40% for your parking and garden, green space
For Office/administration/training center=40% buildable and 60% for your parking and green space.
Price per m2 per year?

Production zone = 1,500 FCFA/m²/year
Administrative zone (on the edge of the highway) = 2,000 FCFA/m²/year
Residential and commercial zone (smart city) = 1,000 FCFA/m²/year.
What are the development timeline requirements?

Production zone: 12 months for land development (start of work) after which your
letter of attribution is transformed into a long-term long-term lease (mini 30 years)
Administrative and residential zones: we observe the same requirements. However and given the different studies to be carried out (soil, architecture and town planning), an additional delay may be granted to the promoter.

The law creating the Free Zone provides for numerous benefits for its users, including: 0%
of taxes, 0% of taxes and 0% of customs duties. In the 6th year, a final tax is requested from you; it is 1%.

letter of attribution is signed by the General Director of VITIB (while respecting the construction standards and

fructus and the usus, not the abusus on this land.
Is there an authorization required from VITIB?

Yes. Banks generally require a letter of non-objection from VITIB

What are the environmental regulations and compliance requirements?

It is up to the investor to come with an environmental and social impact study and to comply with the architectural and town planning standards of the Zone.
Are there any zoning laws or land use regulations that must be respected?

YES but just a mass plan where each activity is distributed.
What are the building codes/directives and safety rules?

There is a mass plan with characteristics to be respected. Available from VITIB SA upon simple request.
Can VITIB help obtain a building permit?

Of course. VITIB sits on the One-Stop Shop Committee for the Building Permit and ensures the issuance of the permit in 15 days (instead of up to 90 days in general practice)
